    Anthony,

    Here is my experience. First, my area has been hit with one of the largerst REO properties in the country. The response I am getting is that they already have all the agents they need in my area. Is there a way I can overcome this? They are quick to hang up they don’t give me a chance to respond. I have filled out applications on websites and the only response I get is confirmation they have received it by auto-reply. Any ideas I would love to hear from you.

    Anthony I have to come on here and say that I owe you…I have more bpo business than I can handle I just cashed my third month of checks totalling over $5300. Also got my second bank listing. The system works but of course it isn’t easy you have to persist, I have to admit if it wasn’t for doing the bpo’s it would be that much harder to get the listings…I think it makes sense to get the bpo thing down first get comfortable again with cash coming in then going after the REO’s. Anyways you rock thanks for everything.

    first time I have listened to this, though I am already breaking into and listing REO’s I am always looking for new information. I had to search my heart out and find everything to get started in the REO bus. So this is great. I tried calling agents that were in different states and they would not even help, and I was no threat or competition to them there. I look forward to more information.

    I have gone from selling upscale manhattan condos to being placed on a foreclosure list 6 onths ago. I get so many calls and the buyers are anxious and pretty much qualified but the reo agents play dirty tricks. They never even put in my offers I found out. How do I contact te bank to become an reo agent. There is an a ssett manager is he the one you cant reach him. Is there an application on line w some banks I thought saw one awhile ago. The problem is who to contact at the banks if there was a list it would help. Otherwise they swithc you around from person to person. Shouls i complain to DOS about the agent that didnt put thru my offers w wells fargo she never even returned my phone call. I worked so hard travekled so far and she said she wouldnt lisr ir but my buywe must pay 330,000 then the next day my client saw it on mls for 324,000. I stayed up all nite doing the contract took 2 hr drive to get there I am pissed isnt it against the law? The first house I made an offer thru her agency 3 weeks ago still havent heard xcalled wells fargo they said they didnt get the offer. They scrw w commissions etc. Then the bottom line to get off the phone they said I dont have an office in that area so they cant work w me. Thats not true I am NY State licensed.

    Can you get some info on where to solicit and whom for the reo brokers. I hear you have to get tenants out of the house get it cleaned etc is that true. I dont care i think its a good game for now until rhings straighten out if ever. Thanks for trying to accomodate us. Nice try but it doesnt say anything there are people doing this for 20 plus years that say they have lists but are they the right lists I think this is trial and error I have mortgage broker friends I asked them and they dont know anything either I will keep plugging. What about Hud owned properties how re they different?

    thank you so much Anthony, I just split from an REO agent 2 months ago from which I was doing the majority of the work on his listings making all of his scores 100%, I should have made a good little pile of money, but I found this agent to be very unethical, and downright dirty taking kickbacks from contractors, and such just as the tip of the iceburg which I could not understand as I helped him build over 100 listings, and when i left like 20+ in escrow why you need to cheat the system and jepordize my career and his for a few dollars more I cant understand.I split from him, I now am brkoe having signed on with a new compaqny and with many asset managers, I thank you very much that is probally the best advice I have gotten, I will defiently buy your stuff when I get my first listing in my name.

    Anthony, I have been a real estate agent for almost 5 years. I rank in the top 10 agents out of 126 total in our office. With the market shift I have been listing short sale properties and closing them with success. I have also been selling REO properties, but todate I have not done any BPO’s or taken any bank listings. I am GLAD I purchased your material. I have found it very helpfull!

    My question is about how to address this on the REO listing agent applications. As I’m signing up many times the applications ask how many REO listings you have. What is the best way to respond to that when I’m just starting to pursue the REO listings?

    Question #2 is should I mention that I have been listing and selling short sales or is that not cool with the asset managers?

    Great information and what you have said is just so true!!! I really have not put much attention or time into building a website. Now I understand this is critical. I am doing BPO’s for a few companies and my requests have increased since begining to provide these almost 1 year ago. I love doing this sort of work. I have an excellent rating with BPO companies I have chosen to work with. I often find that I am called upon to redo BPO’s that another agent in my area had completed but not exactly to the satisfaction of the client. I have redone several of this individuals BPO’s and had clients specifically request my services for other orders. I have saved one lender a huge amount of money by doing research work on a property presented to them as a stick built home when it was actually a mobile home. Other Realtors missed this key factor and when I was able to provide the proof on this the lender was very impressed with my investigative skills and excellent working knowledge in the Real Estate industry. This saved the lender a ton of money due to the fact they do not loan on manufactured homes. So there is more to the BPO scene than just providing values. You must have a good eye for noticing the difference between a stick built home to a mobile home, for noticing damages and relaying this no matter how small it may seem. You must also keep your orders consistent and be on time. Have a set price range for how you adjust values for sq ft, age, beds, baths, etc…. This has been very useful for me in this industry when comps are limited or you end up completing a BPO for a very unusual house. BPO’s are fun and I am hooked!!! I want to learn more so I can earn more. I am currently earning around $2500 per month. Not too bad and that number is increasing each month. That was only my first year monthly dollar figure. I have found the information you have provided very resourceful and useful to assist me in achieving my 2009 goals!! I am more excited than ever and I thank you for the great info!!!

    This is great stuff! Ive been in the business for three years and saw the reo business booming! If anything, the banks pretty much have control over our business and we as brokers and agents can put our market back together. Some agents are greedy and is carrying 100 reos and i wondered how are they doing it! It drove me crazy. Now I know. Heck im happy with 10 reos a year! Yes, i know sometimes reos are a headache sometimes because you might have to pay to clean up some exterior and interior things. Also to keep the water and light on at the listing. But hey this is our business for the meantime!

    JASON KLEIN :Anthony I have to come on here and say that I owe you…I have more bpo business than I can handle I just cashed my third month of checks totalling over $5300. Also got my second bank listing. The system works but of course it isn’t easy you have to persist, I have to admit if it wasn’t for doing the bpo’s it would be that much harder to get the listings…I think it makes sense to get the bpo thing down first get comfortable again with cash coming in then going after the REO’s. Anyways you rock thanks for everything.

    The NRBA Brokers dominate the REO Market and we have paid our dues and have extensive knowledge and experience in what we do. For you newbie’s that do not have a clue about the REO world, last year our company spent 120K on expenses for the banks we work for, then about 30 to 120 days later we would get reimbursed (sometimes not at all). Every year we spend over 50K to market our company to numerous REO networks. Their is over 1,000 members in our organization who have been performing REO work for 10, 18 or over 25 years and have spent thousands of dollars on training and more training. There is only small percentage of the pie that the most experienced Brokers will obtain and what makes the newbies think they are going to compete with inner circle of wisdom and experience. We the experienced Brokers see hundreds of newbies fail and then a new crop of newbies show up year after year. Good luck to ????????

    Thank you very much for this very informitive video. I’ve been practicing real estate in California, Florida and New York for over seven years now but I have yet to venture into the REO/BPO arena. I’m sure you are getting hit up with hundreds of requests to have “one on one” time with you so I wont bother taking that route although I would greatly appreciate it if you can steer me in the right direction with regards to opening an REO/BPO service center. I am currently in California although im rarely in one state more than two weeks at a time. I would like to hire a few agents, starting with California or New York, and really build a solid business out of it. Its hard to speculate on how long this market will last given the variable economic fluctuation and the hundreds of agents jumping on the REO/BPO wagon, but nevertheless I’m going to give it my best shot. Would I be wasting my time setting up “face to face” meetings with asset managers? Is that overkill? Would I get just as far speaking with them over the telephone? I want to start with a good flow of BPOs so that i can at least feed my agents while I build the “REO listing” sector of my business.

    Great information unfortunately I’m not in the BPO industry but I do think your information will help me get REO properties to do my Cleanup Business. We do Property Preservation and Inspections for Foreclosure Realtors. Do you have any ideas on where we can go to pick up some more clients for REO Cleanups or Trashout Business. I know all the properties that Asset Companies, Banks, Realtors etc have to be put back into sellable condition before they are put back on the market. We are located in Sunrise Florida and will do properties anywhere in southeast florida.. Thank you in advance and appreciate any help you can give us.

    Here’s my deal: I was just looking for BPO forms on the web (because I was asked to complete a BPO for a property held in a Trust) when I ran across your video. I’ve been a Realtor for 27 yrs, did BPOs in the ’80s S&L crash purely by accident (or the grace of God)for several S&L’s that of course are now obsolete. I have no idea where those Asset Mgrs. are now. I want to get back into the game, but feel like there are so many competitors now that I don’t know where to start! I know my market, know BPOs, just don’t know who to contact or how to break in again. Your info inspires me to get going! I also want to know about making the videos you mention, and all the various marketing sites. I know real estate, but don’t know all the new marketing techniques/websites. I’m a quick study, and eager to learn. Any advice or guidance would be appreciated!

    Thank you so much for your informative video. I\’ve been doing a lot of short sales. I closed 2 transactions in 2007 and another 2 this year 2008. Those transactions took me either less than a year or more than a year to close. Then I have 4 listings that had an offer, either bank foreclose due to price offered is unacceptable by the bank or homeowner/seller can\’t hold on the property for so long and so they will file bankruptcy. Those 4 listings that supposed to be good to close will go down to nothing or deal is dead. Very depressing and frustrating. I am looking forward to work on BPO\’s and REO\’s for as long as the deals is worth it. If ever I decided to purchase your BPO/REO Kit, Is your program will help me walk through the process? I\’m not a computer savvy. I have no experience working on BPO/REO, I\’ve been a Realtor for more than 5 years, very aggressive, willing to learn….How do I get started?

    Great informative video on REO/BPO’s more information on the subject in 20 minutes than I’ve been given in twenty years. However, in commercial short sales, I feel I’ll just go to the brokers with the listings and pay them to make the deals work for me. Even though I am a licensed agent myself, this allows me to concentrate on the financing and structuring of the deal, plus their are plenty of opportunities for me to make added money at close for my work on the project as well.     I don\’t like the fact that you download all your stuff to my computer. Why not have the books and CD\’s. Also I don\’t know if this is a scam or not. Money is tight. However I can relate to your pass for that I went down the same road as you and just now on the up swing once again. I\’m just watch where and how I spend my money now. I have done a BPO and the only reason I got it is that they called the office and asked for another agent that no longer works for us. I never had done a BPO before and I guess they didn\’t like what I did for that they paid me and haven\’t gave me anymore BPO\’s. I\’m gonna go ahead and purchase your program I just hope your the real deal and not just going to take my hard earned money and run.     Just wanted to share how useful your training has been to me as a fairly new Realtor. I got into the industry with an REO broker and thought I knew everything there is to know of BPOs and REOs!! But the Agent Domination System was the straw that broke the camel\’s back … I bought your system and am almost done!! Tons of content, informative videos, and enough to keep me burning the midnight oil for about a month straight.

    I do my Broker\’s BPOs for her, so I was averaging 5-10 a week of hers and usually just 1 a month that I was able to get assigned to me. FINALLY, I was able to break through and now I have completed at least 20 of my own BPOs and Inspections in just the past month since I used your system!

    The funny thing is, I didn\’t even get the system for the BPO content. The Agent Domination System is almost done and I am really excited and thinking about my next one!

    I have been doing BPO\\\’s for about 5years and have never received an REO
    I use to assist another agent with REO\\\’s and we collected both ends of the transaction. He never told me how to obtain REO\\\’S. I found this viedo very interesting and would like to go forward but feel that I don\\\’t have the contacts. I have worked more as a buyers agent than a listing agent and would like to start the latter.

    1. How much do the lenders / banks pay for BPOs?
    2. What is the commission for listing REOs?
    3. Who has to do the Trash Outs and Rehabs to the REOs?
    4. Who has to fund the Trash Outs and Rehabs expenses and how long before reimbursement to the vendors?
    5. If the lender / bank assigns another agent to take over your expired listing do you still get paid for Trash Out and Rehab costs or the costs to market the listing?
    6. Does the BPO and REO companies have selective agents for my market so I cannot get in with these companies?
    7. The start out area to do free BPOs near my house and office are in an expensive area of the market. I am more familiar with the areas at the middle and low end of the market. Should I go to the high end of the market or should I start at the middle and low end of the market?
